Another nice reprint from Dover

Based in the St. Paul/Minnesota area, Brown-Blodgett Company started as a home-construction service and eventually expanded into house plans, and the result is this 101-page book. First, the good news: The pictures and text in this book are nice and clear and even the wee tiny numbers showing individual room dimensions are legible.
The downside is, there are only two pages of front matter (titled, "The First Home You Build" [p. 1] and "Good Plans Will Save You Money" [p. 2]) and there is only one page of back matter ("How Much To Pay For a Home"). I always love reading these extra pages, because you can learn so much about the day-to-day business of building a home of your own in the early years of the 1900s.
The curious thing is, the title, "Small Houses of the 1930s". These are not what I'd categorize as "small homes." Of the nearly 200 homes pictured in this book, the great majority are spacious two-story English Tudors, Dutch Colonials, Colonial Revivals, Cape Cods and even an International Style home. While there are some small bungalows shown here, I'd say the great majority of spacious homes, typical of what you'd find in the upper-income executive neighborhoods of the 1920s and 1930s. On average, most of the homes in this book are 1600 - 2000 square feet. By 1930s standards, that's not a small home.
Like so many of these reprinted 1920s/30s architectural catalogs, this one is a lot of fun to just sit and browse. And the price is right.

The Downslide started in the thirties !

Great review by Rosemary - all I'll add is that architecturally, most of these houses are very different from the ones shown in these same kind of house plan catalogs from the teens and twenties. That was still the age of 'Arts and Crafts' styling, which found its most popular expression in the much-loved bungalow. While there are a few bungalows, and while many of the floorplans are essentially unchanged from those of the teens and twnenties, the majority of the houses shown in this book are poorly conceived boxes. Architecturally they are not very satisfying, and, from a builder's perspective, many are disasters if they would actually be built as drawn. A few of the things that irked me were : roofs that don't end where they should, roof pitches into the backs of chimneys, window layouts that don't make sense, porches that can't be accessed, horrible front entry designs, lack of exterior detailing, truncated eaves, mansard and gambrel roofs, roofs that shed rain / snow directly onto the front doorstep, plans that don't match elevations, tiny closets ... Yikes !
Having said all that, if you love old houses, for $ 10 you might as well buy it. There are some good houses scattered within, the pictures are great, the floor plans are easy to read, and if nothing else it will round out your collection. Also, this book shows the transition from the quaint old style to the post war ranches and suburban single levels that came to dominate the landscape for most of the second half of the century. I give Dover Publishing 5 stars for their ongoing efforts to keep this kind of stuff in print at a reasonable cost. I give the designers / architects a failing grade of 1 star, for an average of 3 stars overall.

Houses as good today as yesterday

I've often thought that much of the misery of the "real-estate bubble" could have been avoided if more would-be homeowners could have found houses like these--small, unpretentious "starter homes" of (mostly) three or four bedrooms, snug, sensibly planned, and not unattractive, if perhaps not the very latest style (Colonial seems to be the commonest--a classic type that we see even in the latest plan books of today). Compact, easy-to-heat two-storey models dominate; most of the rest are bungalows and rear-yard houses. It's true that kitchens and closets aren't over-large, but you have to keep in mind that most people in the 1930's had a lot less "stuff" than people in 2012, and in any case most of these houses probably have basement or attic storage or both, even if the attic may only be accessible by a pull-down stair and the basement by an exterior door (not shown in the plans). And, unlike so many Dover plan books, these plans aren't reproduced in such a small size as to bring on eyestrain: you may need a magnifier to make out the room dimensions in some of them, but most are clearly readable without. Each house occupies a page of its own and includes a nice sharp BW photograph of the completed model, which will look familiar to anyone who lives in, or has regular occasion to pass through, an older suburb. You could do a lot worse, if you're house-hunting, than to look for homes like these--or use a good plan software to create a slightly enlarged version if you're thinking of building from scratch.
